If you purchase services with us, then you agree with these terms

These Terms and Conditions or Term Rental Agreement (the “Agreement”) are made by and between María Isabel Fortín de Miranda (“Homeowner”) and the “Guest” as of the last date set forth on the signature page of the hard copy of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Property. The property is located at: Playa El Zonte, Km. 53.5 carretera al Litoral, el Salvador. The property is furnished and includes linens, towels, all kitchen appliances, Cable TV and I POD Speakers. A wood crib will be provided.
Rental Party: The rental party shall consist of the Guest and the following persons: 3 adults 4 children
Maximum Occupancy: The maximum number of guests is limited to 12 persons. An additional amount of $25 per person, per night, for guests in addition to 12 persons will be charged.

Term of the Lease. The lease begins the first day you arrive to Peñíscola Villa and ends depending on the number of days of the chosen package.

Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged with the $600 rate.

Rental Rules: Guest agrees to abide by the Rental Rules of this agreement at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

Access: The Guest shall allow the Homeowner access to the property for purposes of repair and inspection. The Homeowner shall exercise this right of access in a reasonable manner..

Rental Rate and Fees: a. Deposit: No deposit for damages is required. The Guests are obliged to inform about any damage in the house caused by them. If the premises appear dirty or damaged upon Check-in, the Guest shall inform the Homeowner immediately. b. Rental Rate. Payment in full of the specific package fees shall be due within fifteen days prior to the Check-in Date. Service or TIP is not included

Cancellation Policy: If the Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 100% if cancelled 45 days prior to the Check-in Date (if the deposit was made with credit card we will return only 80%)
If cancelled after 15 days prior to the Check-in Date. After 15 days prior to the check in date there is no refund

Insurance: We encourage all renters to purchase traveler insurance. Below are some references you may contact to purchase such insurance:

Payment: Acceptable payment methods are [wire transfer, credit card, Money Gram]. If you wish to use a credit card, please go to the “Services” section at this website.

By my online payment, I hereby give permission to charge my credit card for the amounts I have chosen. I agree that all rental monies are non-refundable as per cancellation policy above. I have read my rights to purchase travel insurance.
RENTAL RULES

Smoking is allowed outside of the rooms only.

People other than those in the Guest party set forth above may not stay overnight at the property. Any other person at the property is the sole responsibility of the Guest.

All of the units are privately owned; the Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the personal belongings or the valuables pertaining of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Keep the property and all furnishings in good order

Use appliances only for their intended uses

PETS are permitted only with prior approval and the Pet Addendum must be completed.

Parking: PARKING – Parking is limited to 8 vehicle(s).

Housekeeping: There is a daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.

Barbecue: The Barbecue is a carbon or wood Barbecue only.

[Water and Septic: The [cabin/property] is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything NO TOILET PAPER EITHER. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $400.00]

Storms: Option A: If there is a storm or hurricane, no refunds will be given unless: The state or the local authorities order mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. The day that the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period. Option B: No refunds will be given for storm months. We do not refund due to road conditions.

It is implicit that any Illegal or illicit acts performed during the time of this rental agreement will be only the Guest responsibility.
PET ADDENDUM

It is hereby agreed by and between María Isabel Fortín de Miranda (Homeowner) and “The Guest” that homeowner will allow guest to have the following described pet and no others in the vacation home upon and subject to the terms and conditions of the rental agreement and this addendum.

The Homeowner will allow the Guest to have at the vacation home the following described type of pet and no other. Please send an email with the following information:

  • Type of Pet
  • Name
  • Color
  • Weight
  • Age
  • Sex

The Guest hereby agrees to comply with the following:

The Guest will pay an additional pet fee in the amount of $ 15 per night
All pets must comply with the following specifications (documentation from an accredited veterinarian must be provided by the Guest upon request): a) May not exceed 80 pounds b) Must be at least 2 years old c) Must be spayed or neutered. d) Must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended.
All pets must be leashed at all times.
The Guest is responsible for cleaning up any/all pet refuse.
Pets are not allowed on the furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illnesses to humans and pets.
Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from the security deposit.
Guest should prevent pets from causing excessive noise, at a level that may disturb the neighbors.
Pet will not be left unattended for an undue length of time, either indoor or out. Pet will not be left unattended on the balcony, the patio, or the porch.
Homeowner assumes no responsibility for illnesses or injury that may incur to pets or humans while on the premises.

The Guest shall be solely responsible for the pet while on the property.
